Why Vestibule exists

Commercial buildings run on documents and people. The lease is a PDF. The rent roll is a spreadsheet. Payments arrive four different ways and someone types them into the accounting system by hand. Escalations get missed. Reimbursements go unbilled. Tenants call to ask what they owe, and the answer takes two people and a day.

None of this is anyone's fault. It's what happens when the system of record is a filing cabinet and the operating system is a group of people doing their best to keep up.

Vestibule reads the lease and operates from it. Charges get billed because the lease says so. Payments get reconciled wherever they come from. Tenants can see their own terms and balances. Owners can see what's happening across the portfolio without waiting for a monthly report.

We don't replace the accounting system. We sit on top of the one you already run, and we do the work that used to sit between it and reality.

Founder story

Matthew DeRose is co-founder and CEO of Nomad Group, a commercial real estate company in New York City. He has represented more than two million square feet and placed hundreds of tenants into commercial space. Across all of it, the same pattern: signing the lease was only the beginning.

What followed still ran through PDFs, spreadsheets, email chains and disconnected payment systems. Tenants received wire instructions by email. Accounting teams manually reconciled payments. Owners waited for reports to understand what was happening across their portfolios. Important terms — escalations, reimbursements, options, free rent and tenant obligations — were already written into the lease, but operating from them remained manual.

Vestibule was built to close that gap: one system connecting the lease, the landlord, the tenant and the payment.

How we build

Three things we hold to.

Work with what landlords already use. Vestibule is designed to sit alongside the accounting and property systems your team already relies on — not force a rip-and-replace.

Automate the handoffs. If the lease already contains the answer, your team shouldn’t have to type it into three systems or remember it on a calendar.

Give everyone the right view. Owners, property teams, finance teams and tenants need different information. Vestibule gives each of them what matters without burying them in everything else.

Matthew DeRose — Matthew started out in commercial real estate as a building engineer at 299 Park Avenue, then managed the Bank of America Tower at One Bryant Park for CBRE and ran acquisitions, dispositions and leasing at Banyan Street Capital. He’s also co-founder of Nomad, a vertically integrated real estate platform. Vestibule is the software he wished he’d had.

Tomas Dirvonskas — Tomas co-founded Lemon Labs, a mobile development studio whose apps were featured by Apple and Google. Treatwell acquired it in 2015, and he stayed on as CXO, running customer experience and operations for a team of more than 100. He’s since founded and advised a string of early-stage companies.

Edvinas Bartkus — Edvinas has spent close to two decades in engineering. He led frontend at Argyle for three years after joining as an engineering manager, was CTO at PlateCulture, and a senior engineer at NearForm. He began his career at Vinted and works from Vilnius.

Andrzej Chmura — Andrzej works across Vestibule’s stack, front end to back. He spent nearly four years as a full-stack engineer at Argyle and, before that, shipped frontend work at Acoustic, Jit Team and Inventive Software. He’s been writing production code for a decade, and is based in Gdańsk.

Board

Shmulik Fishman — Shmulik is the founder and CEO of Argyle, a payroll data platform that lenders and screening providers use to verify income and employment. He previously founded STRATIM, a fleet management platform he sold to KAR Global in 2018, and led financial operations at Adap.tv through its $405 million acquisition by AOL. He joined Vestibule’s board in 2025.
